Description:

In consideration of £10 paid by Richard Maddox of the city of Lichfield to Humphrey Sandford lease of the messuage in Edgton with appurtenances, now in the occupation of John Maddox husbandman, and Elizabeth Maddox widow; to hold by Richard Maddox, father and son and their assigns for 100 yrs. if either of them so long live paying to Humphrey Sandford, 14s-4d p.a. in equal portions at Lady Day and Michaelmas. If the annual payment shall be delayed by more than 15 days, and insufficient distress is found on the premises then Humphrey Sandford Anne his wife and Humphrey their son may re-enter. At the deaths of Richard Maddox father and son best beast to be paid to Humphrey Sandford for heriot. Richard Maddox etc. not to let the premises to another without the special licence of Humphrey Sandford. Agreement that during the term Richard Maddox shall repair and maintain all the buildings upon the premises at his own costs, and shall appear at any court baron held by Humphrey Sandford in Edgton, and will find a keep one nag or gelding of 3£ value so that they may side with the Sandfords when called on, Grant to Richard Maddox of houseboote, hayboote, fireboote and ploughboote on the premises and in the woods of Humphrey Sandford to be used on the premises, and payment to be made by Richard Maddox of a couple of hens and capons and 4d at Christmas. Agreement by Humphrey Sandford, Anne his wife and Humphrey his son to warrant the premises to Richard Maddox, and during the term, at the request and costs of Richard Maddox will levy fine for the better assurance of the premises, that they shall not be compelled to travel further than Shrewsbury for the making of this.
