In 1836 the property was described as

Piece of land 32 feet x 31 feet, part of four pauls late Benjamin Scutt before Harman, and of eight pauls formerly Masters, in the third furlong of the North Laine in Brighton, with the messuage lately built by Robert Frampton (N: messuage and ground of John Whichelo; S: Gloucester Lane; E: Tidy Street; W: messuage and premises of Richard Beal)

On 25 and 26 August 1823 an area of land in Brighton was conveyed by Thomas Attree to John Whichelo and his trustee Matthew Ayres Whichelo, and on 23 August 1823 the property was enfranchised by Charles Scrase Dickens the elder and younger, [lords of part of the manor of Brighton]. Before 1836 Robert Chalcroft of Brighton, builder, agreed with Whichelo for the purchase of part of the land for £1000, and subsequently sold part of it on, described as above, to Robert Frampton of Brighton, builder, for £100. Frampton built a house and buildings on the land and on 2 February 1836 Whichelo, then of West Teignmouth in Devon, esq, joined Chalcroft to convey the land to Frampton and his trustee Somers Clarke of Brighton, gent (1)

On 16 February 1836 Frampton mortgaged the house for £250 to Mary Walter of Brighton, spinster, and, with Charles Frampton of Brighton, builder, borrowed a further £200 from Thomas Chatfield of Lewes, timber-merchant, on 10 August 1838 (2-3)

By 1845 the house had been converted into two, 1 Tidy Street and [blank] Gloucester Lane. In exercise of a power of sale in the mortgage, Mary Walter and Thomas Chatfield sold the property for the outstanding sum of £450 to Charles Field of Marden in Kent, gent and his trustee John Bryant of Hawkhurst in Kent, grocer; Frampton was described as a timber-merchant (4)

On 17 October 1853 Field sold part of the property, consisting of 101 Gloucester Lane (plan on deed) to George Newman of Brighton, shoemaker, for £350, of which £250 was raised by a mortgage to James Tourle of 3 Tidy Street, gent. Tourle died in 1861, his executors were repaid in 1866 and on 28 September 1866 Newman mortgaged the house to the trustees (named) of the Brighton and South Coast Building Society for £200, increased by £100 on 24 February 1871. Those charges were redeemed on 21 September 1874 and the property mortgaged for £350 to Richard Gingell of St Johns Common [in Clayton], gardener, repaid to his widow Sarah on 16 April 1883 (5-9)

Newman died on 30 August 1875 and left his house and shop in Gloucester Road to his wife Mary Ann Newman for life with remainder to his children George Newman and Catherine Newman as tenants in common. Mary Ann died in her husband's lifetime and on 20 September 1878 Catherine and her husband Ernest Benjamin Boys of Brighton, leather-seller (who had married on 30 July 1875) sold her share to her brother George Newman, leather-seller, for £275 (10)

On 12 September 1881 Norman granted a lease of the property for 35 years from 29 September 1881 at £107 10s for the first 12 years and £57 10s thereafter to George William Norman of Brighton, leather-seller (11-12)
