Description:

Whereby, in consideration of £156 p.a. quarterly-paid (the last two payments being made six calendar months in advance) Jessie Tod (of "Wrentham House", 23, Queen's Rd., Coventry, spinster) lets to C.M.D. Lawrence (described as in 353/19/46) 15, Hales St. (reserving to the lessor right of passage to the drains) for seven years from 25th. Dec., 1938. The lessee covenants that she will firstly, pay rent promptly; secondly, discharge the usual imposts; thirdly, maintain the interior; fourthly, paint the interior during the terms last year; fifthly, allow the lessor to take a schedule of the fittings; sixthly allow her to examine the state of repairs; seventhly, within three months of the term's expiry, the lessor may affix letting-notices; eighthly the lessee will insure the plate-glass; ninthly, C.M.D. Lawrence's consent will be needed for structural alterations; tenthly, no alterations will interrupt J. Tod's enjoyment of light; eleventhly, as the tenth clause for that section of the premises in which the lessor has a reversionary interest; twelfthly, the lessee will not commit waste; thirteenthly, no auctions may be held on the premises; fourteenthly, C.M.D. Lawrence may not permit nuisance; fifteenthly, the lessee will not use the premises for any purposes other than that of a cycle accessories factory; sixteenthly, C.M.D. Lawrence will not admit combustible merchandise or anything which might invalidate the insurance; seventeenthly, there will be no unauthorised subletting; eighteenthly, the lessee will not suffer acquisition of rights or easements by third parties; and nineteenthly, the lessor may deal as she wishes with her adjacent properties. Moreover, J. Tod shall have a right of re-entry if the rent is 28 days behindhand or there is any other commercial default. The lessor covenants to maintain the exterior and not to let the adjoining premises for a similar concern; the rent will be rebateable in the event of a fire after which the property shall not have been repaired (a single arbitrator being appointed to consider this).
