Description:

Part of the lands resettled on John Kemp for life in April 1771 consisted of 1 yard and 3 farthingales of land containing 9 acres in the common fields which had belonged to Cooke and then to Nicholas and Elizabeth Tanner (1). A building lease of 99 years was granted of part of this land (now described as in the second furlong of the north laine) by Thomas Read Kemp to John Hartwell of Brighton innkeeper and William Field of Brighton builder on 24 June 1826 and on 5 April 1827 the reversion was released to William Smith of Brighton innkeeper (to whom J H and W F had assigned the lease) for £248; the plot measured 66' from N to S and 35' from E to W and lay W of a new road (3)

 

On 17 January 1831 WS leased the property (now including stables with speeping rooms over, coach houses, sheds, pigpound and stable yard in Upper Gardner Street and North Lane) to John Hilder of Brighton miller for 21 years; he purchased the reversion for £550 on 8 April 1835 (7). JH's will, leaving all to his wife Harriet was proved at Lewes 14 November 1837 and on 5 February 1838 she contracted with Samuel Thorncroft of Brighton assistant overseer for the sale of the house and contents for £600 but died intestate on 16 March

 

On 8 March 1839 Ann Fullerton, James and Catharine Wood, William Thomas, Jane Pitt, George Smith and wife Sarah, the heirs of H H (relationships given by file of certificates and pedigree AMS5697/9) conveyed to ST (11). On 25 October 1850 ST agreed with his brother and tenant Thomas Thorncroft miller and cornfactor that TT could occupy the premises rent-free for life on condition of paying the mortgage. The property was then described as 87 late 33 North Lane with house and cornbins built upon it 15)

 

ST, by his will proved 20 December 1870 left the property to his son Samuel who on 17 November 1873 conveyed it (now described as 76-78 North Road) to his uncle TT

 

The property was assigned to James Sears Shoesmith of Brighton, corn merchant on 18 June 1874 for a debt owing to him by TT (19) and on 29 September 1874 JSS sold to Ebenezer Howard of Brighton esq. for £1400 (20). EH's will was proved 26 October 1880 and by order of chancery of 30 July 1909 his estate was vested in trustees who in 1920 sold to a Miss Gower (21-23)
