Description:

Whereby, firstly, F. Rouse (described as in 353/39/4) demises to W.A.Clifford (with address as in 353/39/4 but now termed "concrete-manufacturer") a parcel of land (as in 353/39/4's first schedule) near Canal Rd. (formerly Chapel Lane) for ten years from 1st. July, 1931 paying £52 p.a. monthly from 1st. Aug.[, 1931]; secondly, the tenant agrees to observe the first-scheduled covenants; thirdly, the landlord agrees to peaceful possession - he will erect a post and wire fence on the north side of land coloured blue on the plan and pay all unscheduled imposts; fourthly, power of re-entry is granted if the rent shall be 21 days behindhand; sixthly, if the tenant wishes to purchase the second-scheduled lands he will be assured them for £800 (plus £5% p.a. interest after three months shall have elapsed from giving notice of his desire to buy), in which case Clifford may deduct from the £800 three-quarters of the rent paid under this lease from 11th. Apr., 1931 until the lease's starting-date, in which case Rouse will furnish an abstract of title beginning with the 17th. Aug., 1915 and 15th. July, 1918 leases; and seventhly, differences will be referred to two arbitrators, one chosen by either party.

 

First Schedule: (a) payment of rent; (b) payment of any rates-increase occasioned through improving the property; (c) securing the landlord's consent for sub-letting; and (d) conduct of no noxious business on the premises.

 

Second Schedule: land described as in 353/39/4's first clause.
