Whereby, firstly, William Benjamin Fisher (of "The Poplars", Paradise St., Coventry, tailor) lets to Edgar Bernard Wainwright (of 89, Princess St., Foleshill, Coventry, engineer) a two-storey workshop above "The Poplars" with lavatory and a carting approach from Paradise St. enjoyed in common with the landlord for three years from 23rd. Dec., 1920, paying £50 p.a. quarterly; secondly, the tenant agrees with the landlord that he will (a) pay the rent, (b) discharge usual imposts, (c) maintain the interior, (d) obtain consent for alterations, (e) not create a nuisance, (f) secure written consent for sub-letting, (g) only show his name and occupation on any notice board, and (h) yield up the premises in good repair; thirdly, Fisher promises Wainwright quiet enjoyment of the premises; and fourthly, the landlord may re-enter if the rent is unpaid for 21 days or the tenant becomes bankrupt.
