Whereby, firstly, William Ernest Storer (of 94, Sunningdale Ave., Coventry, baker and confectioner) demises to Storer (Coventry) Ltd. (of 51, Peel St., Coventry) the shop in Peel St. with its bakers' ovens for 21 years from 19th. Nov., 1941, paying £78 p.a. equally each 21st. May and 21st. Nov.; secondly, the tenants covenant to (a) pay the rent, (b) pay the usual imposts, (c) maintain the premises, (d) obtain consent for new buildings or alterations, (e) permit the lessor to enter the premises twice-yearly and give notice about repairs (being enabled to execute repairs if the notice is not observed within a fortnight), (f) insure the building and its plate-glass, and [g] obtain W. E. Storer's consent for sub-letting; (thirdly) the landlord agrees to the tenants' peaceable enjoyment of the property; and (fourthly) (a) the landlord may enter again into his premises if the rent shall become 21 days behind or if the company shall be bankrupted, and (b) any notice shall be considered sufficient if addressed to the tenants on the premises.
