Description:

Whereby, firstly, Charles Kenneth Hope (of Berkswell, Warws., builder) demises to the Coventry-Eagle Cycle & Motor-Cycle Co. Ltd. (of Tile Hill, Coventry) a freehold messuage with garden and buildings, called "Priory Orchard", at Berkswell for five years from 24th. June, 1950 at a quarterly-payable rent of £250 p.a.; secondly the company covenants to (a) pay the rent, (b) discharge usual imports, (c) maintain fixtures, (d) upkeep the garden, (e) not alter the property without permission, (f) not remove unnecessarily the main walls or timbers, (g) not destroy timber without consent, (h) permit no trade (apart from that connected with Coventry-Eagle's negotiations) and (i) obtain consent for subletting; thirdly, provision is made for further five-year term from 24th. June, 1955; fourthly, peaceful possession is guaranteed, the lessor maintaining the exterior (and suspending the rent in case of fire); fifthly, A. D. Mayo (of 70, Red Lane, Kenilworth, Warws., company-director) as surety covenants with Hope that the company will pay the rent; and sixthly, A. D. Mayo covenants with Hope that if a winding up order is made against the company he shall accept the lease for the remainder of its term.
