Description:

Whereby, firstly, Messrs. Glass (Coventry) Ltd., Raglan St., Coventry demise scheduled premises to Coventry-Eagle (rear of Lincoln St., Coventry) for five years from 25th. Mar., 1943, paying quarterly a £1,000 annual rent; secondly, the lessees covenant that they will (a) pay the rent, (b) discharge the usual rates, (c) not do anything to invalidate the insurance-policy, (d) forbid any noxious trade lacking the lessors' permission, (e) maintain the interiors, (f) not alter the property without leave, (g) allow the lessors to view the area at reasonable times and intervals, (h) not affix advertisements unless submitted by the lessors, (i) obtain acquiescence in subletting, (j) not suffer an auction on the premises, (k) allow the lessors to pin a notice on the premises for reletting when three months of the term still only have to run, (l) yield the property at the term-end in good repair, (m) rectify any damage, and (n) pay damages for any breach of covenant; thirdly, the lessors covenant that they will (a) allow peaceable tenure, and (b) maintain the exterior; fourthly, the lessors may re-enter if the rent shall become 28 days in arrears; fifthly, a definition is given if "cessation of hostilities" as used in the lease; and sixthly, that a lease and counterpart will be prepared by the lessors' solicitors at the lessees' expense.

 

Schedule of (i) workshops on the first and second floors of the Raglan Works building; (ii) the first-floor workshop in the premises fronting Vine St. with permission to use the Vine St. entrance (reserving to the lessors the right to use of passage (leading to a lavatory) across the bottom of the stairs which lead to the Vine St. works-buildings).
