Whereby, firstly, Frederick Marsden Ltd. (of Densmar Mill; Coventry) demises to the Coventry Eagle company (described as in 353/20/7 but "Rd." omitted) workshops, storerooms and offices near the Foleshill Rd. (forming part of the Densmar Works), with lavatories, with joint use of a vestibule and yard between part of the works and the rest of them and the Foleshill Rd. (as shown on an attached plan), allowing the lessor the right to pass from the let premises to visit its engine-house, for five years from 29th. Sept., 1931 paying £175 p.a. quarterly; secondly, the tenants covenant to (a) pay the rent, (b) whitewash the interior walls and ceilings, (c) yield up the premises white-washed, (d) permit inspection by the lessors, (e) practise no noxious trade without leave (excepting the omission of odours consequent upon cycle- and motor-cycle manufacture), (f) obtain consent for structural alterations, (g) secure permission for subletting, (h) allow the lessors to affix notices during the last three months of the term, (i) suffer the lessors to inspect the premises at any time during the last three months of the term; thirdly, the lease will be ended if rent-payment shall be twenty-one days in arrears; fourthly, the lessors covenant with the tenants that they will (a) allow quiet enjoyment of the premises, (b) supply light and heat free, (c) repair the buildings (subject to clause 2 section (b)), (d) discharge rates and (e) insure the property; fifthly, a further five-year lease may be made identical with this one but omitting the renewal-provision; sixthly, [attached] provisions are to be agreed about use of the joint vestibule and of the lavatories; and seventhly, differences will be settled by two arbitrators.
